Will I Be Able to Understand the Report?

Yes, definitely. The report is easy to read and covers all areas that were inspected. Inside the report, you’ll find photos of areas inspected PLUS photos of areas where any potential (or certain) problems have been detected. The reason we include the photos in the report, is so when you present the problem to the plumber, roofer, electrician, builder or whomever is required to fix the that particular issue, you can show them the photos. They can then go directly to the problem without needing to look in other areas and pull down walls in the wrong places … saving them time and you money.

What if the Report Reveals a Problem?

No house is perfect. If a problem is detected it doesn’t necessarily mean you should panic. Depending on the nature of the problem, it may be just a matter of calling a plumber, builder or roofer to rectify the issue.

For Home Owners: The big question is this… do you know what’s happening behind the walls in your home? If you don’t, then you should… because you might find the equity you thought you had in your home no longer exists! If you ‘fly blind’ and hope nothing is happening behind the walls, then don’t be suprised when it comes to selling the home that it could fail a weathertightness inspection. Once moisture is detected, the potential buyer will try to bargain you down, if they put an offer in at all! Many buyers will simply shy away when there is water damage, because they could be buying a ‘can of worms’.

One common area for water leakage is through the roof: if a screw that holds your roof down have come loose, or a crack appears in a roof tile, it can let quite alot of water in and cause major damage. Unless you regularly get on the roof to check for such issues, then it might pay to give us a call! We’ll run the thermal imaging camera over your ceilings throughout the interior your home to see if you have any signs of leaks that may be penetrating through. You can compare this to a dental check up… it’s vital to have done regularly so you don’t get hit with a huge re-construction bill down the track!

Home Buyers: DON’T buy a home in NZ until you know what’s behind the walls!!!

Good news. The infrared thermal imaging camera shows signs of moisture that we as humans can’t see with the naked eye. What this means to you, is that when you are considering purchasing a home, we can be right by your side running the camera over the home infront of your eyes. This is good for two reasons: 1) You won’t buy yourself a lemon 2) It’s an excellent negotiation tool should we find a problem. If the home owner or real estate agent is present, it’s even better… as they can also look into the camera and see the problem as well. Don’t put in any offers prior to scanning the home with our camera… you might find it’s ‘not what you thought it was’. Too many homes in NZ leak… don’t buy a lemon!

Could my New Home Fail the Inspection?

No. Our certified Leak & Heat Loss inspector will only report any thermal anomalies within the home. It’s not an appraisal or building inspection which determines the market value, or a municipal inspection, which verifies local code compliance. We do not “pass” or “fail” a home. We report the signs of moisture ingress, insulation and heat loss of the ‘visable’ interior components of the property.
